Ashburn Station: Where the Silver Line Really Begins!

The Silver Line Phase 2 extension is more than 56 percent complete. Loudoun County’s greenfield space surrounding the new stations sets Loudoun apart from other transit-oriented developments in the region, and offers build-to-suit Loudoun possibilities just a single-seat Metro ride from the nation’s capital, which is the essence of #LoudounPossible.
As construction progresses, projects lining Loudoun County’s metro stations are developing their individual visions and unique identities. Let’s start with Ashburn Station, where the Silver Line really begins.
At the Ashburn Station, there are four major developments, including Loudoun Station, Gramercy District, Moorefield, and Silver District West.
Loudoun Station, developed by Comstock, is emerging as a dynamic close-knit community, focused on multiple entertainment venues such as the 11-screen AMC Starplex Cinema and The Zone. Dining opportunities include Blackfinn Ameripub, Famous Toastery, Burger 21, Basil Leaf Grill, Firenza Pizza and coming soon, Senor Tequila.
Warm-weather activities including concerts, movies and family events are held at the open-space park and outdoor stage. Gramercy District is being developed as a “smart city” by 22Capital Partners. Its CEO and President, Minh Le, described the smart city concept is where technology is baked into the guts of the development. Upon acquiring the property, 22Capital Partners brought extensive fiber lines to the site, making it a perfect site for high-tech and data-driven companies.

Moorefield is a beautiful 600-acre, mixed-use trail-to-transit community. The entire development is entitled for 6,000 residential units and 9.75 million square feet of commercial space. The Claude Moore Charitable Foundation owns the remaining 300 acres, which has 4,401 residential units and more than million square feet of commercial space. The Brambleton Group is developing Silver District West, and is currently in the rezoning stage. The developer is seeking 3,704 residential units, 600,000 square feet of office, and 200,000 square feet of retail, with five restaurant pad sites.
