Rivana at Innovation Station Breaks Ground, Introducing Loudoun’s Next Premier Destination for Corporate Headquarters and Experiential Retail

ASHBURN, VA (April 20, 2026) — Loudoun County celebrated the groundbreaking of Rivana at Innovation Station, a transformative, Metro-connected mixed-use development that signals the next chapter of economic growth in one of the nation’s most dynamic markets. Rivana is designed to attract corporate headquarters, trophy Class A office users, and destination retail brands seeking a presence in a high-growth, high-visibility environment.

Spanning millions of square feet, Rivana will integrate office, residential, hospitality, retail, and civic uses into a walkable, transit-oriented community that reflects the evolving expectations of both employers and consumers.

“This is a project that leans into community first, with productive parks and open space that really serve as anchors to the project,” said Stan Nix, CEO of Timberline Real Estate Partners. “Integrated with a retail village that will be populated with aspirational brands, all surrounded by offices, apartment buildings, and hotels, making a massive statement about the future of Loudoun County.”

Located on the Washington D.C. Metrorail Silver Line, and with direct access to Washington Dulles International Airport, Rivana offers a rare level of connectivity for companies and brands ready to establish a flagship presence in the region.

“Rivana is more than a development. It’s a statement about what can happen when public and private sectors work together with a shared vision and a commitment to execution,” said Buddy Rizer, Executive Director of Loudoun Economic Development.

The development will include approximately 3.5 million square feet of Class A office space, 2,700 residential units, 450 hotel rooms, and more than 100,000 square feet of civic space, and two expansive public parks, creating a built-in customer base and a steady flow of activity throughout the day and evening.

“Rivana represents the Board of Supervisor’s vision of a true mixed-use, Metro-connected community,” said Loudoun County Supervisor Koran Saines. “It brings together a walkable urban center with a significant amount of destination retail and activity that will become a hub for the entire region.”

As demand grows for transit-oriented office environments built for today’s workforce, Rivana is positioned to deliver keynote Class A space in a market defined by a deep and highly skilled talent pipeline, proximity to one of the nation’s largest technology ecosystems, seamless logistics connectivity, and a built-in base of customers and colleagues drawn from one of the fastest-growing communities in the country.

Phyllis J. Randall, Chair of the Loudoun County Board of Supervisors summed up the development by saying, “This is just the beginning of what the Metro corridor in Loudoun is going to be and going to look like. As Loudoun continues to lead the nation in technology infrastructure and economic performance, Rivana sets the tone for the kind of development that will define Loudoun’s future.”

Early interest from office users and retail operators highlights the project’s momentum, with opportunities available for brands and companies seeking to get on the ground floor of what is one of the region’s most sought-after destinations.
