The Future Is Arriving: Loudoun Station’s Metro-Powered Makeover
Loudoun Station is growing into the community it was always designed to be. As the starting point of the Washington D.C. Silver Line in Ashburn, this mixed-use destination combines transit, workspace, luxury living, and walkable daily life. Recent business openings and upcoming construction create an air of excitement as the original vision of this site is reaching its next phase of maturity.
The retail landscape at Loudoun Station is growing as Hawaii Fluid Art began welcoming artists this past summer with their interactive art studio designed for all ages and skill levels, while Starbucks recently opened its doors, providing a known anchor for morning commuters and local residents, and Juleps Kentucky Tavern, opened in January 2026, bringing its Southern-inspired menu to the table. Curry Pizza House, a fast-casual, Indian-Italian fusion pizza joint, as well as two other retail businesses have also confirmed plans to open, expanding dining and service options within walking distance for residents, workers, and riders of the Silver Line Metro. This new lineup of businesses joins existing tenants including AMC Theaters, Burger 21, Rx Wellness, Invigue Medical Aesthetics and Wellness, Famous Toastery, and Señor Tequilas.

Work-life balance is a core part of the vision for Loudoun Station. The community’s developer, Comstock, is preparing to begin construction on the project’s next phase, featuring a 14-story office building—One Gramercy—slated to be the tallest office structure in Loudoun County, complementing the residences and shops already within steps of the Metro station.
With the resurgence of office demand, and studies showing growth in both the workforce and office needs, Loudoun Station’s next phase caters to companies that prioritize trophy Class A office space with proximity to transit, allowing professionals to trade long commutes for more time at home.
Loudoun Station is moving from a plan on paper to a lived-in reality. With new restaurants opening and the county’s most ambitious single-structure destination office project on the horizon, the community is ready for its next chapter.
